Top five questions that determine a fair roofing cost estimate
  1. How large is the roof? This will determine materials and labor estimate.
  2. What condition is the decking underneath? Might it need to be replaced?
  3. Is there any other deterioration that will need repair? To insulation? To sheetrock?
  4. Is there water damage or other damage around chimneys, turbines, vents, skylights, or other structures? (Most often caused when the sheet metal flashing is compromised).
  5. If your roofing cost estimate is for repair, how many shingles, tiles, metal panels or any other roofing material must be torn off and then replaced?
