Modified bitumen roofs (MBR) are ideal for buildings with flat roofs, or with a low slope design. Its track record of durable service has been tested and proven since its introduction in 1975. It has been consistently improved with innovations, so we install modified bitumen surfaces with confidence.

MBR has high tensile-strength; it resists damage from branches and debris blowing in the wind, which is very important in Oklahoma. It also has demonstrated hail resistance, is adhered against wind uplift, and its rubber-like quality is superbly waterproof.
Bitumen is asphalt that has been modified to be plastic or rubber-like to increase weather resistance. The modifiers which are commonly used are SBS (Styrene Butadiene Styrene) or APP (Atactic Polypropylene). The result is a membrane which is rolled out and adhered to a prepared surface.
We recommend SBS Modified Bitumen roofs
Johns Manville modifies premium-grade asphalts with polyester or glass fiber reinforcements, adding strength, elasticity and weatherization. Adding SBS to asphalt changed its characteristics. The material can be stretched well beyond than its original length and yet return to its original size. This gives SBS modified bitumen roofs the capacity to expand and contract as temperatures change, and as buildings naturally settle.
SBS modifiers give a rubberized quality to asphalt. We think APP is less effective, because the result is a plastic quality, which risks shattering in cold and softening in heat.
SBS membranes can be cold process applied, hot asphalt applied or torch applied. In our extensive experience, we prefer using a cold adhesive. This is another fact that separates SBS modified bitumen roofs from APP, which can only be heat welded or torch applied. The National Roofing Contractors Association (NRCA) does not recommend torch-applying an MBR sheet directly to a wood deck.
- Modified bitumen roofs are typically applied in two ply systems, although one and three plies are also common. The type of substrate usually determines the number of plies for your roof. Modified membranes can also be installed in conjunction with built-up roof materials (such as multiple plies of fiberglass felt) to form a "hybrid" roof system.
Modified Bitumen combines the effectiveness of a membrane roof with that of a built up roof. Asphalt, with rubber added, builds-up multiple layers much like BUR, with the strength of a membrane. The surface layer is applied at the factory. These roofs can be made “reflective”, using a white asphalt covering, to give you significant cuts in utility costs. These white coatings reflect back up to 90% of the sun’s heat. Insulation combined with modified bitumen roofs results in marked energy efficiency.
It’s a simple installation. A modified bitumen roof is manufactured in rolls; seams are bonded with cold adhesives. Avoiding torches or hot tare eliminates fumes. The ease of installation reduces your labor costs and any disruption to your business.
Modified bitumen (MB) sheet membranes were developed in Europe in the early 1960s and have been in use in the U.S. since the mid 1970s.
